The Challenge

Covestro (formerly Bayer MaterialScience) develops state-of-the-art polymer materials for a wide range of industries. Sustainability is a core value for this global firm and embedded in its entire value chain. The firm creates sustainable products in a workspace that reflects this commitment.

Covestro turned to Cushman & Wakefield’s Project & Development Services for support in developing the first building in Brazil which produces 100% of its own power. The client also required LEED Platinum® Certification, along with easier maintenance and lower waste generation.

The Solution

The team of Sérgio Mendes – Project Management Senior Director, João Vieira – Senior Construction & Sustainability Consultancy Manager, and Gustavo Marques – Environmental Projects Analyst went to work to ensure that our program focused on reducing consumption of Brazil’s existing natural resources. Innovative materials and advanced technologies were applied with a goal of maximizing the use of renewable energy sources and the reuse of rainwater.

Our solution included:

  • The installation of photovoltaic panels for power generation
  • Use of natural lighting and ventilation
  • Collection of rainwater for reuse in toilets and water features
  • Sustainable landscaping with native vegetation
  • Utilization of recyclable construction materials and Forest Stewardship Council (FSC) certified wood

The Results

Covestro’s vision is “To make the world a brighter place.” This vision is on display at the facility, which is open to visitors and routinely hosts events centered on sustainable construction. Highlights of the program include:

  • 100% of the energy demand supplied by solar panels
  • 97% of construction waste sent for recycling
  • 67% of the wood used is FSC certified
  • Facade and covering has a high solar reflectance index, reducing the heat island effect
  • 95% reduction of potable water consumption
  • 40% of materials of the building locally sourced

“Our initial goal was to create a referential building in Brazil. Now we have a beautiful facility that achieved LEED Platinum® Certification. This was the first private building to obtain that level of certification in Brazil, and it should also be the first building in Brazil to be energy self-sufficient.
